Lee & Souter LLP has developed a niche in the audit of Condominium corporations providing audit, accounting and related services since 1976 to condominiums in the Greater Toronto Area. Our experienced professionals have created a unique audit approach that is tailored to your Condo Corporation. All audit services are supervised by partners that have CPA, CA designation with a minimum of 25 years of Condominium audit experience.

We cover the Greater Toronto Area, including the City of Toronto and the Regions of Durhan, Peel, Simcoe and York. Some of the municipal areas include Ajax, Aurora, Markham, Mississauga, Newmarket, Oshawa, Pickering, Richmond Hill, Thornhill, Vaughan, Whitby and Woodbridge

Our approach is geared to identify, significant weaknesses in design and implementation of internal control, non- compliance with the Condominium Act, 1998, misstatements resulting from errors and potential existence of fraud.

We audit all types of condominiums including standard and common elements condos. Our clients include high rise and townhouse complexes and range in size from 6 to 451 units.

We have developed strong relationships with an extensive number of property managers, from the small owner managed companies to large publically traded corporations. We even audit self-managed Condo Corporations.

At the request of the Board of Directors, we will present the audited financial statements at the Annual General Meeting. We are available to attend Board meetings, should the Board of Directors feel it is necessary.

Condo Corporations are required to file tax returns with The Canada Revenue Agency (CRA), we prepare the required return(s) on behalf of Condo Corporations.

We are members of the Canadian Condominium Institute – Toronto and the Association of Condominium Managers of Ontario (ACMO).
